Real estate investment
- €250,000 — commercial property converted to residential use, or a listed historic building requiring restoration; available in any location, including central Athens
- €400,000 — property in all other areas, minimum 120 m²
- €800,000 — property in Attica (including Athens), Thessaloniki, Mykonos, Santorini, and islands with more than 3,100 inhabitants, minimum 120 m²

Main applicant requirements
- Pass security background checks and meet the health requirements
- Proof of a lawful source of funds
- You may not take up salaried employment in Greece

How to get a Greece Golden Visa: the investment process

Deposit and eligibility assessment
Sign a deposit agreement and complete an initial eligibility assessment of your case

Sign the service agreement
Sign the service agreement for your residence permit application and the property purchase agreement

Prepare your documents and transfer the funds
Prepare your documents and transfer the investment funds according to your chosen investment option and the number of eligible family members included.

Submit your application
Submit your application to the Greek migration authorities for review.

Receive the White Paper and provide biometrics
Receive the White Paper, which allows you to enter and leave Greece freely for 1 year; then travel to Greece to provide biometrics and apply for your residence card.

Receive your residence card
Receive final approval; your residence card is sent to you in your home country.

Renew your residence card
The card is valid for 5 years and is renewable for further 5-year periods as long as you continue to own the property.
