Real estate in Cyprus can be more than a potential source of income and a way to hold wealth in euros. A home at Elysia Blu can also open a route to permanent residence in Cyprus, an EU member state, for you and your eligible family members.
Your pathway to
permanent residence in Cyprus
A qualifying real estate investment
An investment of at least €300,000 (approximately US$342,000) plus VAT in a new property bought directly from the developer.
Prepare your application
The application can include the investor, their spouse, and dependent children. In addition to owning the property, you must show a sufficient annual income.
Become a permanent resident
You only need to visit Cyprus once every 2 years to maintain your status.
Cyprus permanent residence is a right of residence in the Republic of Cyprus; it is not the same as Cypriot citizenship, nor does it confer the right to live and work throughout the EU.
Benefits of
Cyprus permanent residence
What Cyprus permanent residence offers
Living in Cyprus
- You and your family may live and study in the Republic of Cyprus and hold business interests there as permanent residents, within the conditions of your permit.
- Access to a European standard of living, a Mediterranean climate, and an international community.
- Visa applications to other European countries may be more straightforward, subject to each country's rules.
Healthcare, education, and business
- European-standard healthcare, with access to the General Healthcare System (GeSY) subject to its eligibility conditions.
- Access to British-curriculum schools, well suited to long-term study plans for your children.
- A 15% corporate tax rate from 2026, among the more competitive rates in Europe.
- Personal taxation depends on your tax residence status, your sources of income, and the rules in force.
Points to note about permanent residence
- Cyprus permanent residence is not the same as Cypriot citizenship.
- The right to live and work in other EU countries arises only if the investor holds EU citizenship or a valid residence or work permit in that country.
- Work rights, business activity, and tax treatment should be assessed against the specific conditions of the program and each investor's individual circumstances.
Pathway to Cypriot citizenship
Hold permanent residence (PR)
Your permanent residence card (the physical card) is renewed every 5 years, provided you continue to hold the qualifying property.
Meet the residence and language requirements
At least 8 years of physical residence in Cyprus within an 11-year period, Greek at B1 level, and a pass in the official test on Cyprus's contemporary political and social life.
Cypriot (EU) citizenship
Dual citizenship is permitted. A Cypriot passport offers visa-free or visa-on-arrival access to more than 170 destinations.
