An IMM Group client has formally taken delivery of a commercial property in Madrid, Spain, with a long-term lease to one of the world’s leading supermarket chains. This may offer an attractive new avenue for investors seeking stable investment opportunities in Europe.

Investors are increasingly expanding their real estate portfolios abroad, particularly in developed markets, to support their children’s education and their immigration plans, and ultimately to grow their wealth. According to a Savills report, English-speaking countries such as the United States, Australia, Canada, and the United Kingdom are among the markets that attract the most investors from Vietnam, as they are popular study destinations with solid growth potential. In recent years, however, European countries such as Spain, Portugal, and Cyprus have also become attractive destinations thanks to their residency by investment programs.

Among Europe’s best-known destinations, Spain — and its capital, Madrid, in particular — stands out for its favorable location, mild climate, and developed economy. Beyond being a leading tourist destination, it is also a prime market for real estate investment. The commercial property in Madrid that an IMM Group client has just taken delivery of is a clear example of the market’s appeal.

A well-located retail unit with strong business potential

The property is located in one of Madrid’s most developed and vibrant areas, with a dense population and strong consumer demand, giving it high commercial value. That is why Carrefour carefully selected the site to open a store serving shoppers in the neighborhood.

Carrefour is one of the world’s leading retail groups, with a store network spanning multiple continents. A long-term lease of up to 25 years with Carrefour can provide the property owner with steady passive income in euros, which can help reduce investment risk. At the time of writing, the rental yield was estimated at around 5–6% per year. At the same time, the prime location in Madrid, one of Europe’s most dynamic cities, may support the property’s value over time.

Investors with the financial capacity and the desire to diversify their portfolios may wish to consider owning commercial property in Spain with an existing lease to major brands such as Carrefour. Beyond preserving and growing wealth, such an investment could also make it easier for your family and children to live, study, and work in Europe, opening up more options for a secure and well-rounded future.

Own an income-producing property, gain Spanish residency, and travel freely within the Schengen Area

Spain is a large country with strengths across the board, from its economy, education, and healthcare to its language and culture. Madrid also has a major advantage: its housing market has some of the strongest growth potential in Europe, yet prices remain lower than in other major capitals such as Paris and London. As a result, Madrid has long been one of the most sought-after locations for real estate investment in Europe.

At the time of writing, investing a minimum of €500,000 (approximately US$560,000) in real estate allowed investors and their families to obtain a Spanish residence permit with significant benefits, including visa-free short-stay travel across the 29 countries of the Schengen Area and, while living in Spain, access to social services and education as residents.

The residence permit could be renewed every 5 years as long as the investor still owned the property, with no limit on the number of renewals. After residing in Spain and meeting the eligibility requirements, family members may apply for Spanish citizenship. Spanish citizens enjoy visa-free access to 194 countries worldwide and the right to live in any European Union (EU) member state.

As of July 2024, the Spanish government was considering ending its Golden Visa program, so this was seen as a final window for interested investors to invest and submit their applications as early as possible.
