Buy Property in Turkey for Citizenship from US$400,000 Potential 3–5% Annual Rental Yield and One of the Few Remaining Direct Routes to a Second Citizenship
When you buy property in Turkey for citizenship, a single investment from US$400,000 can deliver three layers of value at once: a tangible asset valued in US dollars and held in your own name, potential rental income in hard currency, and second citizenship for you, your spouse, and your children under 18 — in Türkiye, a strategic business gateway linking Asia, Europe, and Africa.
Updated August 2026Real estate held in your own name — with a direct pathway to citizenship
Under Türkiye's citizenship by investment program, investors who buy real estate worth at least US$400,000 and hold it for 3 years can be granted citizenship directly — full citizen status, not just a residence permit — together with their spouse and children under 18. This is what sets it apart from programs that grant residence rights only.
The US$400,000 remains in an asset held in your name — it is not a non-refundable contribution.
Many European citizenship programs have closed — Türkiye still offers a US$400,000 threshold tied to an asset in your own name
Moldova — program abolished
Republic of Cyprus — program closed
Bulgaria — program abolished
Montenegro — program closed
Malta, Case C-181/23 C-181/23 the Court of Justice of the European Union (CJEU) rules the program in breach of EU law
Malta — program ended; Act XXI of 2025 replaces the previous citizenship-by-investment framework
Following the ruling in Case C-181/23, no European Union (EU) member state currently operates a program granting citizenship directly through investment at a publicly stated investment amount. Beyond Türkiye, citizenship by investment programs remain available elsewhere, for example in the Caribbean (Grenada, St. Kitts and Nevis). Since July 1, 2024, the Caribbean programs have raised their minimum investment to US$200,000, and mandatory interviews have applied since 2023.

A six-step roadmap to citizenship — the key step is securing property ownership
Investors travel to Türkiye at least twice; the remaining formalities can be handled under a power of attorney.

Türkiye is not an EU member. The EU–Türkiye Customs Union facilitates trade in goods but does not confer any right to reside, live, or work in the EU.
The U.S. E-2 visa route specifically: under U.S. law (Section 5902(b), National Defense Authorization Act for Fiscal Year 2023, Public Law 117-263), a person who acquired citizenship through investment must have been domiciled in Türkiye for a continuous period of at least 3 years at some point before applying for an E-2 visa — a long-term, conditional pathway, not a benefit that comes automatically with citizenship. A single price list applies to domestic and international investors alike, and the developer warrants that the property is free of third-party ownership claims. Incentive: a US$5,000 contribution toward legal fees (developer policy at the time of this update).
With the same capital, an investor can buy a single asset — or allocate it to an investment that creates an asset valued in US dollars, can generate rental income, and opens the possibility of a second passport for your family. The difference lies in how the capital is allocated and structured.
