Set in the Ozark Mountains of southern Missouri, Thunder Ridge is the expansion and upgrade of an outdoor amphitheater and entertainment complex with capacity for up to 20,000 seats. Thunder Ridge – Nature’s Arena sits within the well-known Big Cedar Lodge resort, which the source reports draws approximately 7.5 million visitors a year. The project is located in a rural area and is sponsored by the regional center EB5 Capital.
Priority processing and access to rural set-aside visas
Thunder Ridge qualifies as a rural project under the EB-5 program. Under the EB-5 Reform and Integrity Act of 2022 (RIA), enacted in March 2022, petitions for projects in rural areas receive priority processing. Petitions filed under the rural category also draw on the 20% of annual EB-5 visas reserved for rural projects. Because Thunder Ridge sits in a rural area, IMM Group notes that investors in the project may see a decision on their Form I-526E petition in under 12 months, and visa issuance timelines may also be shorter at present. USCIS does not publish a committed processing time, so actual timelines vary.
How the EB-5 capital is structured
Total project capitalization is US$158.9 million, of which EB-5 capital is projected at US$50.4 million — about 32% — with the remaining 68% provided as developer equity. The project carries no bank debt in its capital stack, so the EB-5 loan is the only debt and sits senior to the developer’s equity.
The project sits in a sparsely populated mountain region, and the site itself lies within a wilderness conservation area — a setting that supports its commercial prospects.
According to the most recent project update, as of the end of May 2024 Thunder Ridge had created 726 jobs, more than the minimum of 630 jobs required for the 63 EB-5 investors in the offering. The jobs supporting an investor’s green card petition are therefore reported as already created rather than projected, though each investor’s move to a permanent green card remains subject to USCIS adjudication of Form I-829.
Although completion was scheduled for July 2024, the venue held its first show on May 25, 2024. As of the date of this article, 3 large-scale music events had taken place at Thunder Ridge, the start of a schedule of major events already booked.

Even ahead of formal completion, the venue is already in operation, with event contracts signed for upcoming shows. That booking pipeline is an early indicator of demand for the venue.
An independent appraisal values the project at US$178 million once stabilized in 2026 — well above the US$50.4 million contributed by EB-5 investors — and estimates average annual pre-tax income of about US$15 million. On the appraisal’s figures, refinancing out the EB-5 capital or repaying EB-5 investors from the project’s own operations would both be available routes. As with any EB-5 investment, capital must remain at risk and repayment is not assured.
According to the offering materials, the EB-5 loan is also secured against the project itself, with a share of revenue from the Big Cedar Lodge resort — which has operated steadily and grown over many years — identified as a source of repayment for the EB-5 capital.
The Thunder Ridge EB-5 project pairs rural priority processing with a completed job-creation record and an operating asset behind the loan, which bears on both the green card timeline and the repayment position. At the time of writing, EB5 Capital reported that only a few investor spots remained. Investors considering this combination of timing and structure should begin their review accordingly.
