In mid-March, in the heart of Hollywood in Los Angeles, the Whisky Hotel Hollywood — an EB-5 project offered exclusively through IMM Group in Vietnam — officially opened. The opening marks an important milestone and reflects the standard of the EB-5 projects IMM Group presents to investors.

Located at 1717 Wilcox Avenue in Hollywood, the entertainment capital, the Whisky Hotel is the passion project of entrepreneur Adolfo Suaya, often described as a heavyweight of the dining scene after years in the restaurant and hotel business in California. More than a luxury boutique hotel, the Whisky Hotel is positioned as a cultural destination — a meeting point between whisky culture and refined living — for investors and travelers who look for substance in an experience.

A new landmark in the heart of Hollywood

Hollywood has long been known as the heart of the world’s film capital and a stop on almost every Los Angeles itinerary. Just minutes from the Walk of Fame, the Dolby Theatre, and other leading entertainment venues, the Whisky Hotel suits travelers who want to combine a luxury stay with Hollywood’s culture and arts.

Stepping into the main lobby, guests feel the “whisky” spirit in the layout and the choice of materials. Classic styling runs through the interiors, with warm brown tones drawn from natural wood and fine leather that recall a bottle of fine whisky. Soft lighting and carefully chosen detailing keep the space relaxed and welcoming, with an understated sense of luxury.

The hotel’s signature space is the lounge and bar devoted to premium whisky. Guests do more than order a drink here: they can hear the story behind each bottle, from how it was made to its flavor profile.

Speaking about the project, Adolfo Suaya emphasized that the Whisky Hotel was built to offer a deeper cultural experience, in keeping with the standards and the openness of Hollywood. “We did not want this to be simply a place to stay, but a space for cultural exchange, where guests can discover and appreciate every small detail, every flavor, and every story we have chosen with care,” Suaya said at the opening ceremony.

With a distinctive concept, a creative design approach, and the backing of the local community, the Whisky Hotel Hollywood is expected to become a new landmark in the heart of Hollywood. It opens at a time when the travel and hospitality sector continues to recover and grow, adding to the appeal of an already busy part of the city.

Whisky Hotel Hollywood: how this EB-5 project is structured to address green card and capital risk

The Whisky Hotel project has received approval of its Form I-956F from U.S. Citizenship and Immigration Services (USCIS), which confirms the project’s standing under the EB-5 immigrant investor program and its compliance with the program’s requirements. Under USCIS policy, an approved Form I-956F is binding in the adjudication of the investor petitions filed in the same offering, subject to the exceptions USCIS applies. The project is also one of the few EB-5 offerings that combines two advantages: it sits within a Targeted Employment Area (TEA), which means the minimum investment is US$800,000 rather than the standard US$1,050,000 — the amounts set by the EB-5 Reform and Integrity Act of 2022 and scheduled to be adjusted for inflation from January 1, 2027 — and it holds a prime location in one of the leading entertainment districts in the United States.

Unlike most EB-5 projects, which are still in planning or under construction, the Whisky Hotel has now opened and is operating. Two of the questions EB-5 investors weigh most heavily when selecting a project — whether it will be completed, and whether it will create the required jobs — can therefore be assessed against what has already been built rather than against a projection. According to figures reported by the project sponsor, the Whisky Hotel has created 637 jobs, against a minimum of 200 jobs for the 20 EB-5 investors in the project, since USCIS requires at least 10 full-time positions for qualifying employees per investor. A buffer of this size supports the job-creation requirement when an investor later files Form I-829, Petition by Investor to Remove Conditions on Permanent Resident Status, to remove the conditions on a U.S. green card. Each investor’s outcome still depends on their own petition and on USCIS adjudication.

The security behind the EB-5 loan is a further point of difference. On the sponsor’s figures, the appraised value of the project now exceeds the combined bank and EB-5 debt, and the EB-5 loan is a small share of the capital stack — 27%, or approximately US$16.1 million. That loan is secured by a pledge of the ownership interests in the Whisky Hotel, a completed and operating asset in the heart of Hollywood, with a separate property owned personally by Adolfo Suaya pledged as additional collateral. As with every EB-5 investment, however, the capital must remain at risk under U.S. law, and neither repayment nor a particular immigration outcome is guaranteed.

Taken together, these features make the Whisky Hotel a project worth close review by EB-5 investors who weigh a project’s security structure and stage of completion alongside their family’s long-term plans in the United States. Investors should review the offering documents and take independent legal and financial advice before committing.

The Whisky Hotel Hollywood has opened and is trading, and that record of delivery adds to the confidence investors place in IMM Group as a partner through the EB-5 process.
